Patrick Donahue, Trustee of South Tuscaloosa Church of Christ Denise Evans is the Nick Saban of commercial real estate agents. She is outstanding at her job in every way. She is so industrious about finding and following up on prospects - a tireless worker. I can’t imagine anybody being more competent than Denise in the real estate field. And her experience with law was an added bonus for us. Denise is very personable, and is such a good communicator. We were always kept well informed about what was going on regarding the sale of our church building. I am so glad we found her to do the job, which she completed with success and to our satisfaction.

Mike Ross, President and CEO, CB&S Bank Denise did an outstanding job in assisting us to acquire the property that will house our Tuscaloosa headquarters. She was diligent in presenting us with numerous options, some of which were not on the market but could be purchased. Once we zeroed in on our top choice, Denise did a great job managing the negotiations as well as the closing of the sale of the property. I would highly recommend Denise to anyone needing to buy or sell commercial real estate in the Tuscaloosa area!
Medical Office Buildings
Dave Krider, Birmingham For one property, days after the earnest money went hard a 50% tenant announced they would not renew their lease in six months. Denise found a way to extend the Inspection Period at no cost to me, and I ultimately cancelled the contract with full refund. Most recently she represented me on the purchase of a multi-tenant MOB that looked good on paper but was an incredibly great price after she figured out all the accounting mistakes made by the seller’s management company. We just closed on that property, and she took over management for me. Although I am very experienced in real estate, Denise has taught me a lot, made a lot of problems disappear, and helped me reach all of my goals. I can’t imagine doing a real estate deal without her.

Chris Ball, Tuscaloosa Denise identified two off-market properties she thought were consistent with my investment portfolio, pitched them to me, secured contracts on them, and took care of all details from negotiations, due diligence and even after closing. One of her contract clauses allowed us to recover over 15% of our purchase price, net after repairs, from a claim against the seller’s casualty insurance. More than a commercial broker, Denise is a concierge service for real estate investors. She provides knowledge, experience, excellent communications and timely follow up. I would definitely use her again.
A Deal with Warts
Appie Millsaps, Tuscaloosa Denise was able to sell our office building in record time with an aggressive marketing campaign reaching out to potential categories of buyers and continuous follow-up of all leads. She had everything at her fingertips for potential buyer questions, and was able to respond instantly and decisively when there was interest. She provided us with written reports at least weekly regarding her activities and the results. I particularly appreciate that she anticipated any and all bumps in the road to closing and completely shepherded that process with no problems or delays at all, despite some serious challenges. I can highly recommend her for a selling experience that will be exceptional.

I had been leasing office space for over a decade and was always too afraid to take the leap into ownership. Denise did a full analysis to show me the after-tax benefits of owning vs renting.
